About the site
The site proposed for redevelopment lies within the northwest portion of the London Borough of Brent a few minutes’ walk away from Preston Road tube station. It consists of three properties, 120, 124 and 126 Preston Road, HA9 8NL. 126 Preston Road benefits from extant planning permission granted in 2019 for a three-storey development comprising of five flats, which was attained by the previous site owner.

The immediate context contains buildings of varying character and height, including a 12m tall, flatted development, Orchid Court, immediately north of the site, and mid-20th century three storey terraced houses, Walton Gardens, west of the site. To the east lies a sports ground connected to Preston Manor Lower School.

Our proposals
The proposal is for 32 high-quality new apartments, landscaped communal space,15 car parking and 55 cycle parking spaces.
The design is derived as a hybrid between the existing architectural style of the surrounding suburban houses, and the terraced housing at Walton Gardens.
The scheme is split into four parts attached as one building, rising to six storeys at the highest point. The four parts will be stepped away from one another to align with the frontage of 118 Preston Road, to the south, and Orchid Court, to the north. Private balconies will also be set-back to avoid overhanging to further re-enforce this four-step design.
There will also be a combination of steep pitched and vertical roof elements to preserve the floor area at the upper levels. Additionally, none of the flats will have windows overlooking Orchid Court (to the north of the site) and other internal arrangements will minimise overlooking. These features will help the scheme to seamlessly fit in with the surrounding area.
Our proposals include:
• 15 1-bed homes
• Nine 2-bed homes
• Eight 3-bed homes, hence 25% of the units will be family homes
• Two landscaped communal spaces
• Three private gardens for the homes at the ground floor
• 15 parking spaces, within London Plan maximum standards
• A safe and secure cycle storage facility
• Pedestrian access provided from Preston Road

Landscape and car parking strategy

• Two communal amenity spaces will be situated to the rear of the site, totalling approximately 368m².
• At the ground floor, two flats will have deep gardens fronting Preston Road, with a third provided with private amenity space fronting the communal amenity space.
• As an extension of the surrounding street facing gardens, the external spaces fronting Preston Road are proposed to be landscaped, with the addition of new trees and buffer planting. It is also proposed that some low-quality trees will be removed, while others will be retained.
• The parking entrance is proposed to the south of the site, separated from the amenity courtyard, which is pedestrian only. Five parking spaces will be situated outside the building, with the additional 10 situated at the ground floor within the central core of the building.
